How We Manage Your Property

At FHR Property Management, we collect rents, handle resident issues, periodically inspect and personally supervise the property. As managers, we provide an “arms-length” relationship between owners and residents.

By maintaining excellent relations with our residents and diligently caring for your property, we avoid most potential problems. Residents are informed of their responsibilities regarding your property and their contracts. We will quickly and professionally settle any problems that may arise, with our clients’ interest in mind.

If there is a problem, whether it is collecting rents or settling resident disputes, we will handle the situation appropriately. We are knowledgeable in regards to contractual relationships involved in leasing both commercial and residential property. If necessary, we are prepared to make a court appearance.

How We Market Our Commercial Spaces

Flyers are created to show off the buildings best features and show availability and/or prices of individual units. The flyers are emailed to prospect tenants to showcase the property, and sometimes given prior to a showing to help the prospect understand what the building has to offer.

Flyer Drops

We are determined to get our available opportunities of leasing out in the public for people to see. To do this, we have monthly flyer drops to targeted commercial real estate companies in the Fort Myers, Cape Coral and Naples area. During a flyer drop we drop off flyers of our commercial spaces to the agents with a ‘Co-Broke’ percentage listed. This is to give other agents incentive to help get spaces rented.

Postcard Mailings

Recently, we have partnered with Realty Mailings who helps identify our target market for specific commercial properties. Their job is to compile a list of addresses of people in an area that fits criteria where a need for an office space may be needed and create a postcard designed to get attention from all those who receive the postcard. Postcards are sent out between 3 to 6 times each year, depending on the properties vacancy.

Online Advertising

Currently, we have an exclusive subscription with Co-Star, which is the number 1 commercial real estate information site. In addition to our listings on Co-Star, we also have listings on LoopNet, and on our FHR Property Management website.
